What to expect
First, we will begin with a FREE introductory consultation. We will meet at the home that you want to be staged, do a quick
walk-thru and then discuss your needs; budget, time-line, and expectations of the work to be done.  After hiring me, I will
assess your needs and I make suggestions for the removal of certain items as well as, try to work with as much of your
existing furnishings as possible; this will help keep the cost down. If necessary, I will make recommendations for additional
embellishments that will enhance your space further.  I will also supply digital photographs of the finished work that can be
used on flyers and/or the MLS listing.

Services Offered:
Our staging services are charged on a daily basis  for up to 8 hours of staging.  Some properties may require up to
3 days, depending on the square footage of the home and the scope of the project.
Our Real Estate Staging services will professionally prepare your home for sale.  We rearrange your furniture, artwork and
accessories to accent the architectural structure of each room of your home, while making your home appear spacious and
welcoming the moment the prospective buyer enters your home.  Staging is meant to showcase your home as close to a
“model home” as possible, which will not only increase the value of your home, but will also decrease the time your home is
on the market.  
We will use as much of the homeowners existing furnishings and accessories as possible, however as we stage we might add
additional inventory to enhance the beauty of your home for a minimal rental fee
.

Vacant Home Staging:  After reviewing your home, I will assess your needs, (furniture, accessories), select the necessary
décor, coordinate rentals and de-stage after your home is sold. It is recommended that you keep your home staged throughout
the selling process of your home. You will also receive several digital photos which can be used for fliers and/or the MLS
listing.  I offer two levels of vacant home staging:
                                                                 
Highlight Staging
         Includes using accessories only to highlight priority areas such as the kitchen, master bed and bath.
                                                                 Full Staging
                      Concentrates on focal areas with key furniture placement and accessories in areas needed.
                                   
                                        
Accessory Rental
: Bellissimo Home Staging, LLC will  provide their inventory “Props” like accessories, greenery, and
artwork, which will enable the “Stage to Be Set” to sell the property.  There is a rental fee for each “Prop” placed.  The “Prop”
rental fee is due upon completion of the staging and is paid 30 days in advance.

In-Home Consultation and Report: $150
For a flat fee, I will assess your home from curb to fence. I will do an in-depth walk-through with the Homeowner and/or
Realtor. You will receive a room by room written report that will include detailed recommendations on things you can either
do yourself, or contract someone to accomplish in order to get the quickest
sale and the best price for your home.  Consultations work best if you are planning on doing the work yourself, or for those
on a tight budget.  The property assessment takes 1-2 hours, and your written report will be faxed or emailed within 48 hours.

REDESIGN and MOVE-IN SERVICES
The interior redesign and move-in services “working window” is the same as staging and is charged on the $50 p/hour basis.

Get a new look in a single day using your existing furnishings and accessories!  I will stage your home to LIVE, which is
very different from staging a home to sell. I will arrange your furniture and accessories resulting in a stylish, personalized
space that reflects who you are featuring the items you already own and love!
Bellissimo Home Staging and Redesign can also help with color selections and suggestions for window treatments.  I may
also make suggestions for some new purchases to complete your new look.  
                                                                           Cost:
Redesign Consult: $125.00 (up to 2.5 hours) - A one-on-one consult with a professional interior redesigner to discuss your
home’s redesign potential. This is your time to discuss your wants, needs, dislikes, and design ideas for one room, or the
entire house.  This will include a detailed "HOME PLAN" for you to implement yourself

Interior Redesign is the art of using the homeowners existing furnishings, artwork and accessories to create a new visual and
warm experience while accenting the architectural structure of each room.   Our redesigning services will showcase your
furnishings as we enhance your homes best features, without additional purchases.  
Move-In Services: $250 per day (up to 5 hours)
After the move to your new home has been completed, we will rearrange your furniture and accessories to enhance the look
and feel of your new home.  


Additional Services offered: $50 p/hr
